Eligibility Requirements
- Owner or tenant of a commercial premises in the Montréal agglomeration.
- Must invest at least $40,000 before tax per project.
- Eligible work costs must be at least $40,000.
- Work cannot begin before the subsidy application is declared eligible.
- Networks with more than five branches, subsidiaries, or franchised businesses are excluded.
- Government, Ville de Montréal, school-board, and religious buildings are excluded.
- Industrial activities, gas stations, service stations, mechanics, and car washes are excluded.
- Projects already receiving City financial support are excluded.
- Eligible work must generally be carried out with the help of a design professional.

Is there a minimum project size?
Yes. A minimum investment of $40,000 before tax per project is required, and no subsidy is granted for work whose estimated cost and actual cost are each under $40,000.
When can I apply?
Only during an eligibility period. The published 2026 window runs July 1 to August 31, 2026, and the City states that any application filed outside a period will be systematically refused. There are several eligibility periods per year.
Can I start the work while I wait for a decision?
No. No subsidy is granted for work that began before the date the application is declared eligible.
Who is not eligible?
Buildings owned by the government, the Ville de Montreal, a school board or a religious institution; buildings or parts of buildings used for industrial activities; gas stations, service stations, mechanic shops and car washes; businesses in a network of more than five branches, subsidiaries or franchises; and projects already receiving City financial support.
What work qualifies?
Exterior elements including walls, cladding, doors, windows, storefronts, architectural elements, signs, awnings and lighting; fitting out a permanent terrace and the building accesses; roof, frame and foundations; interior renovation of commercial space including walls, floors, ceilings, stairs, paint, electrical, plumbing, heating, air conditioning, ventilation, lighting and customer washrooms; and elevators and equipment for customers with reduced mobility.
Is everyone who qualifies funded?
No. A criteria grid scores applications and selection runs from the highest scores down until the $1 million available for each eligibility period is exhausted. Extra points go to projects filling vacant premises, projects improving universal accessibility, and new food businesses in areas where food is not accessible within a 15 minute walk.
When is the money paid?
After the work is finished, by cheque in a single instalment, once the end-of-works notice, invoices, non-cash proof of payment for each invoice, an expense summary, permits, photographs and the language declaration have been filed.
