How to Win
Insider tips, common pitfalls, and what successful applicants look like
Insider TipThe forgivable portion varies by which CIPA zone the property falls in — some areas offer higher forgivable percentages. Ask the City upfront which zones offer forgivability and whether your property qualifies. Pre-approval before touching the façade is a hard requirement — a single contractor's preliminary visit is fine, but no demolition or material installation until you have written approval in hand.
Rejection Pitfalls 6
- Façade work commenced before pre-approval was issued
- Property located outside an approved CIPA boundary
- Applicant in default on City of London taxes or obligations
Success Profile
Commercial property owner or tenant in London's Core Area or another designated CIPA with a storefront requiring significant exterior rehabilitation — masonry, window replacement, new canopy, lighting upgrade, or accessibility improvements. Most common applicants: retail owners, restaurants, and service businesses in downtown London.
Evaluation Criteria
Applications reviewed by London Economic Development staff for CIPA boundary compliance, applicant good standing, project scope eligibility, and documentation completeness. No competitive scoring — eligible applications within budget are approved in order of receipt.
