Application Steps

1 Confirm CIPA boundary and vacancy status Contact London Economic Development to verify the property is within the Core Area CIPA boundary and to obtain written confirmation that the space qualifies as vacant or underused. Do this before signing your lease.
2 Secure your lease (minimum 2 years) Sign a commercial lease of at least 2 years. Consider adding a condition precedent tied to grant approval to protect yourself if the timeline extends.
3 Submit pre-approval application Submit the CIP application with lease, vacancy confirmation, contractor quotes, photos of existing space, and project description. Do not begin any work until written pre-approval is received.
4 Complete fit-out as approved Proceed with interior improvements as scoped and approved. Any changes to scope must be pre-approved. Retain all contractor invoices and receipts.
5 Request inspection and reimbursement Notify the City of project completion. City staff inspect the finished fit-out, then process the reimbursement payment (50% of eligible costs, up to $50,000). Allow 4–6 weeks for payment.
