Eligibility Requirements
- Commercial property owner (not tenant) of a building in an Edmonton Business Improvement Area (BIA)
- Building has a commercial ground-floor use facing a public street
- Not a non-profit entity, residential property, or government-owned building
- Proposed improvements are large, significant exterior renovations (minimum project size applies — check current program guidelines)
- Property is not subject to outstanding City of Edmonton work orders or bylaw violations

Evaluation Criteria
Project Review Committee evaluates applications on: design quality (professionally rendered elevations strongly favoured), alignment with 2026 design principles (energy efficiency, climate resiliency, transparent glazing), number and significance of improvements, and BIA location eligibility. Not first-come, first-served — design quality is the primary differentiator.

- Exterior signage as part of broader renovation
- Energy efficiency upgrades (high-performance glazing, insulated cladding — new 2026 criterion)
- Architecture, design, and engineering fees (50% reimbursed up to $5,000)

Intake Periods
Three fixed intake windows per year: February 1–28, April 1–30, November 1–30 (2026). Periods may be cancelled if prior intake fully allocated available budget. Verify current year dates at edmonton.ca.
Deadline Notes
Three fixed intake windows per year. Applications submitted outside these windows are not accepted. Project Review Committee decisions take 3-4 weeks after each intake closes. Plan to submit in February for earliest decision; November intake is last chance for calendar year.
